Real estate lead generation for Coimbatore developers is not finished when a form is filled. Your cost per lead is the top band of every hundred leads you buy; everything underneath it decides what a booking costs you.

Nineteen angles on one buyer decision. CPL ranged ₹890 to ₹1,390 across them. Booking rate ranged wider. That gap is why we do not optimise on the cheaper number.

the leak

your cost per lead looks fine. but most of those leads never get called back inside an hour, your ad platform never learns which ones were real, and so it keeps buying more of the wrong ones. that is not a media buying problem. it is a loop problem.

what we run

01

Creative Engine

The ad is the targeting now. Fifteen to twenty distinct angles a month, fatigue monitored against frequency, and a refresh shipped before performance drops, not three weeks after.

02

Signal Layer

Platforms optimise on what you feed them. Conversions API with proper deduplication, server-side GTM, consent mode, and offline conversions uploaded from your CRM every week.

03

Follow-Up Loop

The lead is the start, not the deliverable. WhatsApp acknowledgement inside sixty seconds, qualification before your telecaller dials, and disposition data written back into the ad account.

04

Answer Visibility

Buyers ask assistants now, not search boxes. Entity consistency, schema coverage, and a mention footprint on the sources those assistants actually cite.

↩

The Return

Reporting that ends at cost per booking, not cost per lead. Closed deals flow back into targeting weekly, so the account learns your actual buyer instead of your form-filler.

Marketing Luxury Villas at Launch, end to end.

01

Creative Engine

Space and privacy, shot rather than described. The buyer is picturing a life, so real footage beats a render every time.

02

Signal Layer

Nothing in the account to learn from yet, so clean events from day one. A messy first month teaches the algorithm nothing worth keeping.

03

Follow-Up Loop

Qualification before contact, because the wrong call at this price costs the relationship, not just the lead.

04

Answer Visibility

Buyers research the micro-market and the builder before they look at the project. Both have to be answerable.

↩ The Return

First real loop, with nothing to compare against. The job is setting the baseline the next quarter gets judged on.

the whole funnel

Most agencies own stages 03 and 04. We own all ten.

  1. 01

    Awareness

Get the project in front of the right catchment before anyone is searching for it.

Measured on — REACH AT TARGET FREQUENCY

  2. 02

    Branding

Give the project a name, a look and a reason to exist that survives a site visit.

Measured on — BRANDED SEARCH VOLUME

  3. 03

    Lead Generation

Buy enquiries at a price that still works after the drop-off you have not measured yet.

Measured on — COST PER QUALIFIED LEAD

  4. 04

    Qualification

Separate the buyer from the browser before your telecaller spends an hour on either.

    Measured on — QUALIFIED RATE

  5. 05

    Follow-Up

Reach the lead inside the window where they still remember filling the form.

Measured on — SPEED TO FIRST CONTACT

  6. 06

    Retargeting

Stay in front of the ones who did not answer, and the ones who visited and went quiet.

Measured on — RETURN VISIT RATE

  7. 07

    Site Visit

Turn interest into an appointment that is actually kept, not just booked.

Measured on — VISIT SHOW-UP RATE

  8. 08

    Negotiation

Arm the sales team with what the buyer already read, so the pitch does not restart.

Measured on — VISIT TO OFFER

  9. 09

    Booking

The only number the promoter asked about in the first meeting.

Measured on — COST PER BOOKING

  10. 10

    Referral

Feed closed buyers back into targeting, so the account learns who actually buys.

Measured on — SIGNAL RETURNED TO THE ACCOUNT

The follow-up loop, in full

what happens in the first minute.

Every agency says they do follow-up. This is the sequence we build, start to finish, and the part most accounts are missing is the first sixty seconds.

  1. 0sAutomated

    Form fill lands

The lead hits the CRM and the server-side event fires at the same moment, so the platform learns from it whether or not the browser cooperated.

  2. < 60sAutomated

    WhatsApp acknowledgement

An automated message goes out on the number they entered, while the project is still open in another tab. Not a thank-you page. A conversation.

  3. 2–10 minAutomated

    Qualification before dial

Budget, timeline and location answered in chat. The telecaller opens the conversation already knowing which of the three the lead is weak on.

  4. Same dayPerson

    Telecaller calls with context

A dial into a warm chat, not a cold number. Call outcome written back to the CRM against the same lead record.

  5. WeeklyAutomated

Outcomes uploaded to the ad account

Site visits and bookings go back to Meta and Google as offline conversions, so the algorithm optimises toward buyers instead of form-fillers.

Timings above are what the flow is built to hit, not an average across accounts. What it does on yours depends on your CRM and your sales team.

Who runs this

run by people who have bought their own media.

Grow is a real estate marketing agency based in Coimbatore, working with builders across Tamil Nadu and Karnataka. We started it because every real estate account we inherited had the same three problems: a media buyer reporting cost per lead with no idea what happened to those leads afterward, a tracking setup that had not been touched since the pixel was first installed, and a follow-up process that lived entirely in one overworked telecaller’s head.

Fixing all three at once, as one system, is the whole premise of the loop.

What it costs

Signal setup, one-time
₹75,000
Audit and rebuild, one-time
₹1,25,000
Full loop retainer, monthly
₹60k–2.5L
Minimum monthly media spend
₹1.5L

Media spend goes directly to Meta and Google. We do not mark it up or take a percentage of it. We run a small number of accounts at a time on purpose, and if the roster is full when you call we will say so and give you a real timeline.

Not for usEcommerce dropshippers, sub-₹25k monthly budgets, or anyone shopping purely on price. There are cheaper options and they will serve you better than we would.

See the full pricing →

The questions builders actually ask.

You can, once you're spending ₹15L+/month and can justify a media buyer, a creative producer, and a tracking engineer as three full-time salaries. Below that, you're paying three salaries for one person's part-time attention. We run all three functions as a system across multiple accounts, which is the only way the economics work below that threshold.

Most of our clients did. We start with a paid audit covering tracking setup, account structure, creative fatigue and follow-up speed, then hand it to you whether or not you switch. If the audit doesn't surface at least ₹50k/month in avoidable waste, we tell you to stay put.

₹1.5L/month in media spend, on top of our fee. Below that, the creative testing volume the loop needs doesn't have enough impressions to reach statistical signal, and you're better off with a single freelancer running one campaign.

Tracking and structure fixes show up in CPL within 2-3 weeks. Booking-level movement, the number that actually matters, takes a full sales cycle, typically 30-60 days for the ticket sizes we work with. Anyone promising booking results in week one is lying or measuring the wrong thing.

Flat monthly retainer, tiered by ad spend under management. See /pricing for actual numbers. We don't take a percentage of spend, because that pays us more when we spend your money worse.

You keep it. The sGTM container, CAPI setup, and CRM webhooks are provisioned under your own accounts and domains from day one, not ours. We hand over admin access on request, no lock-in.

We are a real estate marketing agency in Coimbatore, and we work with builders across Tamil Nadu and Karnataka. The loop runs the same way wherever the project is. What changes by state is the regulatory detail in the creative, RERA registration and planning approvals, so the creative checklist is built per state before the first ad runs.
